Maintenance Supervisor
Job description
FUNCTION:
Responsible for the preventive maintenance and repair of the hotels mechanical/electrical systems including all hotel operating equipment, and for the general maintenance and upkeep of the physical plant, FF&E, grounds and swimming pool.
RESPONSIBILITIES:
- Ensures complete guest satisfaction AND treats guests in friendly and helpful manner.
- Directs and coordinates the daily activities of all assigned department personnel and department responsibilities.
- Troubleshoots and repairs malfunctions in mechanical or electrical systems such as HVAC, plumbing, and other equipment throughout the hotel.
- Performs preventative maintenance assignments on a scheduled basis such as room care.
- Communicates with chief engineer and hotel department heads to become aware of maintenance needs and ensures timely response to internal requests.
- Services the hotels pool, including adjusting chemicals and cleaning filters, completing maintenance request forms and record logs.
- Maintains the building exterior and curb appeal for snow removal, lawn care, painting, and other gardening.
- Assist with maintaining franchise standards and follow-up on inspection deficiencies.
- Assist Chief Engineer with hiring and training maintenance engineer
- Investigates guest complaints.
- Supports all Risk Management guidelines for fire and safety regarding Engineering including the proper storage of chemicals, paints and etc.,
- Ensures that Quality Standards and Service are maintained for Property, Product, and People.
- Communicates daily with CE and other management, and department heads and employees.
- Must be able to work all shifts.
- Supports established policies and procedures for Winston Hospitality and the hotels brand.
- Assists in conducting the departmental operational audits and assists in developing corrective action plans.
- Practices the Winston Hospitality Culture and ensures all cultural expectations are implemented and regularly practiced.
- Supports hotels training needs and efforts.
- Responsible for performing other duties as assigned by management
TECHNICAL EXPERIENCE:
- Must have 3-5 years maintenance experience, with 1 year direct maintenance supervisory experience.
- Must be able to recognize potential safety hazards and security problems in the hotel and act upon each immediately.
- Must be highly skilled in HVAC, boilers, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping.
- Must be able to troubleshoot and repair routine mechanical and electrical malfunctions in hotel systems and equipment.
- Must be willing and able to be responsive to complaints about maintenance and be willing and able to pitch in and help co-workers with their job duties and be a team player.
- Must have thorough knowledge of all operating departments including rooms, front office, housekeeping, engineering, accounting, sales, food and beverage.
