The Role

The Incumbent in this role will be responsible for providing operational and training support, and Improve operational efficiencies within the region. Will work in a variety of support functions that may include operation processes, affordable housing certifications, and training and development of personnel, and help support and ensure successful company initiatives and operations roll-outs.

Qualifications

  • 3+ years of on-site leadership at a large site.
  • 5+ years of multifamily operations or field supervision of at least 3 or more communities.
  • Must possess intermediate skill level of the Microsoft Office Suite (Word, Excel, PowerPoint), Yardi, Internet and email
  • knowledge of LIHTC and Tax Credit qualifications highly required.
  • Frequent travel within region required.
  • Training experience desired (previous management experience of at least 5 or more)
  • Strong interpersonal skills as well as strong verbal and written communication skills required.
  • Ability to interact effectively with senior executives, business vendors, community associates and investor contacts as needed.
  • Ability to work well under time and other constraints.

Key Accountabilities

Operational Tasks

  • Train and support the various on-site positions across the portfolio with a specific focus on the Community Managers.
  • Setup Avanath systems at newly taken over properties, including office system, file audit, Yardi setup and IT systems and provide ongoing support thereafter.
  • Work with corporate marketing staff and management in creating adjustments to market rental rates, renewal rates and incentives in Yardi.
  • Assist subordinates with questions regarding prospective residents, rental criteria and more.
  • Monitor the activities of staff engaged in the marketing and leasing of apartment units and community, providing support, feedback and encouragement.
  • Review and investigate resident complaints or concerns about property, staff and operations.
  • Monitor and review the successful completion of improvement projects and vendor relations on-site.
  • Oversee and ensure adherence to company policies and procedures in accordance with state and federal law.
  • Participate in the employee review process and generate consistent feedback to on-site staff.
  • Assist in interviews of on-site personnel and work with HR and leadership in hiring personnel as necessary.
  • Review, assess and set market and max rents in accordance with SVP approval and based on property and market conditions.

Community Relations + Customer Service

  • Positive interaction and communication with communities regarding operational concerns, community initiatives and other community related subjects.
  • Refers residents as necessary to other appropriate services and agencies which might be able to help as needed.
  • Assist the team in creating and implementing systems that provides necessary services to residents, including the immediate acknowledgement and prompt action to correct complaints.

Adherence to PM Rules, Regulations and Guidelines

  • Respond to any potential housing violations and liability concerns regarding the property in a prompt, transparent and effective manner.

Physical Demands & Working Conditions

  • The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols established during the pandemic. Please be further advised that Avanath does require temperature and symptom monitoring to assist the teams in minimizing risk of exposure.
