Scenario I
You have signed a listing with an asking price of $525,000 and total commission of $15,0000.Coop commission is set at $7500. You refer a buyer to us. As their their designated agent. An offer is drafted and accepted with VREB's standard Addendum II at $500,000. Over the next week we arrange to have the title reviewed, the property inspected, insurance arranged and financing solidified. The Buyer removes their conditions.
Total commission: $15,000
Designated Agent: $5,000
***Your commission $10,000
Scenario 2
You have signed a listing with an asking price of $800,000. You refer an unrepresented party to us. The listing agreement states that total commission is 6% on the first $100,000 and 3% on the balance. The property sells for $750,000.
Total commission: $25,500
Designated Agent: $6,375

Scenario 3
You have signed a listing with an asking price of $300,000. You refer an unrepresented buyer to us. Multiple Offers are received. DesignatedAgent.ca's offer is not accepted. The property sells unconditionally for $308,000.
Upon completion you will be charged $500 for services rendered.

Dual Agency will go the way of the dodo bird, and the term customer relationships will be replaced with "Unrepresented Parties." If you truly understand the nature of agency it will be difficult to work with an "Unrepresented Party". The question should be "Is it in the Buyer's best interest to be unrepresented?" I think most of us would have a hard time saying that it would.
The Solution? Contact DesignatedAgent.ca. We'll step in and take care of your unrepresented party for little more than the price of a referral. We'll draft a legally enforceable contract and take care of all the details, including building and other inspections, title searches, strata document review, city hall investigations, construction estimates and anything else a Buyer's Agent would normally do. We'll handle the whole transaction until the keys are handed over and the deal has completed. When we are done, our relationship with the client will end. Our duty of confidentiality will be maintained, but we will not attempt to solicit your referred client again**.
